Registering a property transfer in Lahore isn’t complicated once you know the sequence — but skipping a step, or bringing the wrong document, is how a same-day process turns into a week of repeat visits. Here’s what actually happens.
Before any registration paperwork starts, verify the seller actually holds clear title — check the Fard (ownership record), confirm there’s no outstanding mortgage or dispute, and match the seller’s CNIC to the ownership record. Buyer and seller agree on price and terms, usually documented first in a simple agreement (bayana), then formalized into a sale deed. This is typically handled by a deed writer at the sub-registrar’s office or by your lawyer.
Stamp duty is paid on the property’s value before registration can proceed. Withholding taxes under sections 236C (seller) and 236K (buyer) also apply, with different rates for tax filers versus non-filers. Getting these numbers right in advance avoids delays at the registrar’s desk.
Both parties (or their authorized attorneys) appear before the sub-registrar with CNICs, photographs, and the deed. The registrar verifies identities, witnesses the signing, and registers the deed — this is the legal transfer of ownership.
Registration transfers the deed, but mutation updates the actual land record to reflect you as the new owner. This is done separately, usually at the local Patwar Khana or through the Punjab Land Records Authority’s Arazi Record Center. Skipping this step is a common mistake — without mutation, official records still show the previous owner.
