The Fard (ownership record) shows current registered ownership and any encumbrances. If the seller can’t produce a clean, recent Fard, that alone is a reason to pause. Ask specifically whether there’s any pending litigation on the property — this can be checked at the relevant land records office or, for higher-value transactions, through a lawyer’s formal title search.
